The following services are offered, as required, to meet your needs. All services are available for commercial and residential projects. The types of projects we specialize in include additions & renovations, new construction, interior fit-outs, exterior renovations and room remodeling, to name a few. Our services are available for each type of project we work on.
Existing Conditions Documentation– All addition or renovation projects require verification of existing conditions. We work with building owners and property managers to ensure building information is accurate and up to date. The documents we produce can be used for pricing when considering interior renovations such as flooring replacement.
Drafting Services- Do you have drawings from the pen and ink days? Let us convert your drawings to computer generated documents. We also assist other design professionals with work that may be too much for them to manage at a given time. This allows them to respond more quickly to client needs without the need for hiring additional in-house staff.
Schematic Design – If you’re not sure about what you really need or want, our schematic design service allows you to consider several potential design options. This service has helped homeowners determine whether they should in fact add on to their current home or look for a new home. Ask about our schematic design package that includes a property appraisal and cost estimate.
Building Permit and Zoning Assistance – One mistake building owners make is to assume they can do whatever they want to a building. Before your project gets too far along, let us ensure that there will not be any problems due to building codes or zoning restrictions. We always request an informal review of the project with the town officials to ensure a smooth permitting process. For items not in compliance, a modification or variance can be sought. We can assist you or work directly with the municipality on your behalf, to ensure a timely review process.
Construction Documents – We prepare detailed drawings with appropriate details and specifications. These documents can be minimal enough for acquiring a building permit [permit drawings] or more detailed to allow for competitive bidding. They incorporate your design requirements and all necessary building code information.
Design/Build Services – We have teamed up with several contractors to provide permit drawings on a design-build basis. This allows owners to have on-going communication with the design team and the contractor to allow for continuous pricing updates and design detailing specific to your request.
Fire Damage & Storm Repair– The effects of a fire or storm can vary. We provide permit drawings to restore damaged homes back to their previous condition. Although insurance requirements may require a structure to be restored to it’s previous layout, a total loss can allow for a completely new design. We have designed new homes that had only to maintain the existing footprint. Building codes and zoning regulations may dictate what can be done as new construction.
Specifications– Depending on the specific needs of your project, there may need to be written information to go along with the drawings. This information could be part of the drawing package, or produced as a separate written book to accompany the drawings.
Site Design – We provide schematic site design and permitting services to help owners achieve their goals, or with contractors who may need direction with design or code related items. For larger projects we may team up with a larger landscape design firm. Permitting and zoning requirements are always taken into consideration.
Bid Analysis – If your project is bid on by several contractors, we will review the pricing to ensure the costs are in line with the design documents and scope of work.
Construction Administration – Once your project has started the construction phase, we will be on hand to oversee the progress to ensure compliance with the construction documents.
Graphics and Renderings – We have assisted new companies not only with their building designs but also their identity and graphic designs. We also produce 3D renderings to help owners visualize the finished product.
For many projects, we develop a project specific design team to cover not only the architectural design but also mechanical / electrical / plumbing, landscaping, and/or structural design.
